Preliminary plans
A site analysis of the property is conducted to study the existing conditions of the property, including contours, vegetation, soils, views, water, services and other assets and liabilities which could
influence design. The appropriate direction of design is based on the site analysis and the combined input from the architect and planning committee. An estimate of the construction and maintenance
budgets is necessary for this phase of design. Multiple concepts are developed to provide alternative solutions for discussion.
Master plans
Upon selection of a preliminary concept or a combination of ideas from several concepts, we prepare a final rendering of the preferred plan. This indicates in greater detail the location, orientation
and relationship of the individual features of each golf hole including greens, tees, fairways, hazards, tree masses and cart paths. The master plan rendering forms the basis for estimating construction
costs. The costs are subdivided into several categories including surveying; clearing and grubbing; earthwork and drainage; shaping; materials; finishing and seeding; irrigation and pumps; cart paths;
landscaping; and bunker sand. Phasing of the work is determined on the ability to complete the construction in the most expedient and efficient manner.
Working drawings / specifications
Construction documents include specifications and working drawings suitable for contractor bidding and the successful implementation of the architect’s design. Site preparation, material requirements
and construction standards are outlined in detail. The architect provides specifications and working drawings for clearing and grubbing; earthwork and drainage; greens, tees, bunkers and mounds; fairway
and rough development; and cart paths. Detail drawings are ideal for construction utilizing GPS on shaping equipment. The architect provides tender documents including notice of tender; instruction to
bidders; tender form; and addenda.
Architectural site approvals
The architect is responsible for the design implementation of all elements of the project including the shaping of features, material installation, fine grading and maturation. Working drawing revision
as required and consultation with contractors and owners will be provided throughout the project. Site visits, inspections and approvals occur as required with a summary report upon completion of each
inspection.
